Hi, I’m Amanda with Amanda Spills the Realty. I’m a REALTOR® with RE/MAX Trinity based in Fort Worth, Texas. In my last video, I shared the benefits of a new construction home, and today, I am spilling the realteaon pre-existing homes.
Today, I’m at 6709 Welch here to share with you the benefits of a pre-existing home and why it might be a better fit for you. But it is cold here in Texas, so let’s go ahead and jump on in.
So right off the bat, I want to talk to you about one benefit of buying a pre-owned home, which is: you often get to move in quicker a new construction because with new construction, you have to wait for the house to be built, whereas with a pre-owned home, it’s already built—it’s already been here. So you just have to wait through your option period, financing approval, whatever closing date that you’ve agreed upon in the contract. And then, you get to move in, as long as there are no other issues or contingencies or leasebacks, you often get to move in much quicker than with a new construction home.
Another benefit of a buying a pre-owned home is that, in most circumstances, you’re going to get a Seller’s Disclosure Notice. So that will detail any past issues that the house has had, any repairs that have been made on the house. And so you know what you’re getting into, whereas in a construction, you don’t know how the area is going to be (you don’t know how the water’s going to drain, you don’t know if there are going to be foundation issues 20 years from now). So with a pre-owned home, you get to see that Seller’s Disclosure Notice, see what repairs have been done, see what issues have already come up, and how they’ve been addressed.
One of my favorite benefits, though, is the unique charm you get with a pre-owned home that you just don’t get in new construction. For example, look at these awesome bay windows—that’s something you can’t find today. And check out this cute built-in desk—definitely provides a unique charm that a brand-new built-in just can’t match. And then, look at this chandelier—this is something that you just can’t replicate in a brand-new home.
The thing is, everyone has a different style, so that’s the benefit of looking at pre-owned homes is that you can see different styles and see what fits yours the best.
Alright, let’s talk about price. So, many times, with pre-owned homes, price per square footage is lower than the price per square footage on a new construction. So, if you do want to put your personal touches on a home, you have the flexibility to do that, whereas, with a new construction, you might be at the top of your budget.
In addition, many pre-owned homes are not in a homeowner’s association. Many of them are, that’s true. But, for example, this one is not, so you do not have to worry about those HOA fees every month or every year.
Okay, and I’ve got to talk about the backyards in pre-owned homes. Look how great this one is. You’ve got a huge patio, you’ve got a nice wraparound fence around the pool, which you don’t usually get in a new construction development. And you’ve got a really nice-sized yard here.
