I\u2019m a REALTOR\u00ae&nbsp;with RE\/MAX Trinity based in Fort Worth, Texas. In my last video, I shared the benefits of a new construction home, and today, I am spilling the real<em>tea<\/em>on pre-existing homes.&nbsp;<\/p><p class=\"MsoNormal\" style=\"margin: 0in; font-size: medium; font-family: Calibri, sans-serif; color: #000000;\">&nbsp;<\/p><p class=\"MsoNormal\" style=\"margin: 0in; font-size: medium; font-family: Calibri, sans-serif; color: #000000;\">Today, I\u2019m at 6709 Welch here to share with you the benefits of a pre-existing home and why it might be a better fit for you. But it is cold here in Texas, so let\u2019s go ahead and jump on in.&nbsp;<\/p><p class=\"MsoNormal\" style=\"margin: 0in; font-size: medium; font-family: Calibri, sans-serif; color: #000000;\">&nbsp;<\/p><p class=\"MsoNormal\" style=\"margin: 0in; font-size: medium; font-family: Calibri, sans-serif; color: #000000;\">So right off the bat, I want to talk to you about one benefit of buying a pre-owned home, which is: you often get to move in quicker a new construction because with new construction, you have to wait for the house to be built, whereas with a pre-owned home, it\u2019s already built\u2014it\u2019s already been here. So you just have to wait through your option period, financing approval, whatever closing date that you\u2019ve agreed upon in the contract. And then, you get to move in, as long as there are no other issues or contingencies or leasebacks, you often get to move in much quicker than with a new construction home.&nbsp;<\/p><p class=\"MsoNormal\" style=\"margin: 0in; font-size: medium; font-family: Calibri, sans-serif; color: #000000;\">&nbsp;<\/p><p class=\"MsoNormal\" style=\"margin: 0in; font-size: medium; font-family: Calibri, sans-serif; color: #000000;\">Another benefit of a buying a pre-owned home is that, in most circumstances, you\u2019re going to get a Seller\u2019s Disclosure Notice. So that will detail any past issues that the house has had, any repairs that have been made on the house. And so you know what you\u2019re getting into, whereas in a construction, you don\u2019t know how the area is going to be (you don\u2019t know how the water\u2019s going to drain, you don\u2019t know if there are going to be foundation issues 20 years from now). So with a pre-owned home, you get to see that Seller\u2019s Disclosure Notice, see what repairs have been done, see what issues have already come up, and how they\u2019ve been addressed.&nbsp;<\/p><p class=\"MsoNormal\" style=\"margin: 0in; font-size: medium; font-family: Calibri, sans-serif; color: #000000;\">&nbsp;<\/p><p class=\"MsoNormal\" style=\"margin: 0in; font-size: medium; font-family: Calibri, sans-serif; color: #000000;\">One of my favorite benefits, though, is the unique charm you get with a pre-owned home that you just don\u2019t get in new construction. For example, look at these awesome bay windows\u2014that\u2019s something you can\u2019t find today. And check out this cute built-in desk\u2014definitely provides a unique charm that a brand-new built-in just can\u2019t match. And then, look at this chandelier\u2014this is something that you just can\u2019t replicate in a brand-new home.&nbsp;<\/p><p class=\"MsoNormal\" style=\"margin: 0in; font-size: medium; font-family: Calibri, sans-serif; color: #000000;\">&nbsp;<\/p><p class=\"MsoNormal\" style=\"margin: 0in; font-size: medium; font-family: Calibri, sans-serif; color: #000000;\">The thing is, everyone has a different style, so that\u2019s the benefit of looking at pre-owned homes is that you can see different styles and see what fits yours the best.&nbsp;<\/p><p class=\"MsoNormal\" style=\"margin: 0in; font-size: medium; font-family: Calibri, sans-serif; color: #000000;\">&nbsp;<\/p><p class=\"MsoNormal\" style=\"margin: 0in; font-size: medium; font-family: Calibri, sans-serif; color: #000000;\">Alright, let\u2019s talk about price. So, many times, with pre-owned homes, price per square footage is lower than the price per square footage on a new construction. So, if you do want to put your personal touches on a home, you have the flexibility to do that, whereas, with a new construction, you might be at the top of your budget.&nbsp;<\/p><p class=\"MsoNormal\" style=\"margin: 0in; font-size: medium; font-family: Calibri, sans-serif; color: #000000;\">&nbsp;<\/p><p class=\"MsoNormal\" style=\"margin: 0in; font-size: medium; font-family: Calibri, sans-serif; color: #000000;\">In addition, many pre-owned homes are not in a homeowner\u2019s association. Many of them are, that\u2019s true. But, for example, this one is not, so you do not have to worry about those HOA fees every month or every year.&nbsp;<\/p><p class=\"MsoNormal\" style=\"margin: 0in; font-size: medium; font-family: Calibri, sans-serif; color: #000000;\">&nbsp;<\/p><p class=\"MsoNormal\" style=\"margin: 0in; font-size: medium; font-family: Calibri, sans-serif; color: #000000;\">Okay, and I\u2019ve got to talk about the backyards in pre-owned homes. Look how great this one is. You\u2019ve got a huge patio, you\u2019ve got a nice wraparound fence around the pool, which you don\u2019t usually get in a new construction development. And you\u2019ve got a really nice-sized yard here.&nbsp;<\/p><p class=\"MsoNormal\" style=\"margin: 0in; font-size: medium; font-family: Calibri, sans-serif; color: #000000;\">&nbsp;<\/p><p class=\"MsoNormal\" style=\"margin: 0in; font-size: medium; font-family: Calibri, sans-serif; color: #000000;\">Well, that about wraps up my time here at 6709 Welch.
